How much should it cost to renovate a kitchen in a terraced 3 bed Victorian house in North London?
Room dimension is 6.10m x 2.73m (rectangular room) and about 2.7m high
Will include:
Taking out a wall 2.7m long and replacing with RSJ
Hacking off plaster on all walls and replacing with sand & cement and then skimming
Replacing all floor joists and a couple of ceiling joists
Replacing all plasterboard on ceiling
Boxing a couple of small areas to ensure room is a rectangle when finished
Replacing all floor boards
Moving some gas pipes and inserting some new plumbing
Fixing an outside drain (minor job)
All electrics for a new kicthen (including a new fuse box for the house and cabling for 13 recess lights in roof)
All light fittings and electrical material for new kitchen - including new sockets and switches
Fitting new kitchen (IKEA - about 15 cabinets + oven, fridge freezer and dishwasher)
Labour to get job done in 3 weeks
A ball park would be amazing for me from someone with a little experience.

im a builder in uk ..done over 5,000 contracts ..paid on every one ...ballpark£15,000..plus vat ...however there is a problem ...the plastering ..using sand and cement will double the time needed ...then there is the drying out period far better to dot and dab walls ...is this a single storey building? as you say replace some ceiling joist ....only use tanilised timber ...greeny
